WELCOME TO THE PLANNING, ZONING & BUILDING DEPARTMENT

The Lower Makefield Township Planning, Zoning & Building Department is responsible for the Enforcement of the Townships’ Zoning Ordinances, Subdivision & Land Development Ordinances and the *Building Code(s) and Regulations throughout the Township.

The department is also responsible for administering Zoning Hearing Board Applications (Special Exceptions, Variances, Appeals & Interpretations), Subdivision and Land Development Applications and Conditional Use Applications.

In addition, we are responsible for the review and processing of all required Building Permit Applications and any applicable Electrical, Mechanical (HVAC) and Plumbing Sub Codes as well as Certificate of Occupancy Applications, and Zoning/Use Permit Applications.

Mission Statement:
While this Department is faced with the responsibility of the enforcement of many Township Ordinances, Regulations and Codes we are first and foremost committed to demonstrating to our residents that the permit process can be, in fact, "user friendly".  We continue to strive to achieve that objective through the dedication of the department personnel.

Office Hours are Monday thru Friday, 8:00 a.m. to 4:30 p.m.

Our "after hours drop box" is conveniently located to the right of the main entrance doors of the Municipal Building.
