TOWNSHIP OF LOWER MAKEFIELD
PLANNING COMMISSION
MINUTES - NOVEMBER 29, 1999

The regular meeting of the Planning Commission of the Township of Lower Makefield was held in the Municipal Building on November 29, 1999. Chairman Pazdera called the meeting to order at 7:30 p.m.

APPROVAL OF MINUTES

Mr. Koch moved and Mr. Gunkel seconded to approve the Minutes of October 11, 1999 as corrected. Motion carried with Mr. Roeper abstaining.

Mr. Roeper moved and Mr. Koch seconded to approve the Minutes of October 25, 1999 as corrected. Motion carried with Mr. Pazdera abstaining.

#498 - GOODWIN & LACEY - FINAL PLAN APPROVAL

Mr. John Donaghy, attorney, and Ms. Greta Martin, engineer, were present. Mr. Donaghy noted the PCS Letter dated 11/17/99 and the CKS letter dated 11/12/99. He noted he also understands there is a letter dated 11/22/99 from the Bucks County Conservation District. Ms. Frick noted this letter was received in the Township today. Mr. Donaghy noted Item #4 of the PCS letter requires a change to the Plan and they will comply.

Mr. Gunkel noted Item #1 of the PCS letter refers to a contribution from the developer for their share of road improvements which were done by the Township in front of this parcel. Mr. Doherty will provide the figure to the applicant.

Mr. Koch moved, Mr. Roeper seconded and it was unanimously carried to recommend to the Board of Supervisors approval of the Final Plan for Goodwin & Lacey, Tax Parcel #20-012-002-001 subject to any requirements of the PCS letter of 11/17/99 and agreement between the Township and the developer regarding the money for the roadwork (Item #1 of the PCS letter) and any requirements of the CKS letter dated 11/12/99. All required changes to the drawing must be made to the Plan prior to going to the Board of Supervisors. Applicant is bound by all conditions of Preliminary Plan approval.

OTHER BUSINESS

Mr. Gunkel asked about the letter from Del Val Soil regarding the detention basin at Wilshire Glen. Mr. Doherty stated they are looking into this matter further. It was noted that a recommendation has been made by the traffic consultant that they tie into the narrow stub street.

There being no further business, Mr. Koch moved, Mr. Roeper seconded and it was unanimously carried to adjourn the meeting at 7:50 p.m.
