MINUTES - JULY 23, 2001

The regular meeting of the Planning Commission of the Township of Lower Makefield was held in the Municipal Building on July 23, 2001. Chairman Roeper called the meeting to order at 7:30 p.m.

Mark Elser was present on behalf of the Heritage Building Group, Inc. The Board showed concern with regard to the entrance onto Oxford Valley Road. Al Roeper advised that he felt the Traffic Safety Division of the Police Department would not look favorably at the currently proposed entrance/exit onto the site. Mr. Elser advised that they did look at using Stony Hill Road as their entrance/exit into the site, but that they felt it would have too great of an impact on the natural resources on the site.

Duke Doherty, PC&S, advised them that their sketch plans show a specific site disturbance calculation and that the plan, as currently drawn, appears to exceed that amount. Mr. Elser advised that they would go back and look at that.

Frank Fazzalore advised Mr. Elser that, since they are a new developer in town, that it might be nice if he had some sort of a hand out with regard to their company and/or a financial statement. Mr. Elser then proceeded to hand out a small packet on the Heritage Building Group.
