TOWNSHIP OF LOWER MAKEFIELD
PLANNING COMMISSION
MINUTES - JUNE 25, 2001

The regular meeting of the Planning Commission of the Township of Lower Makefield was held in the Municipal Building on June 25, 2001. Chairman Roeper called the meting to order at 7:30 p.m.

#527-A - SPRINT SPECTRUM, L.P. - CONDITIONAL USE APPLICATION

William Benner was present on behalf of the applicant. It was noted that the site in question is located in the Lower Makefield Corporate Center, located on Stony Hill Road. This is the second applicant for this site. The original applicant was AWACS, Inc. There was much discussion with respect to the proposed equipment shield as noted on the Plan. The applicant was asked to come back to the Planning Commission on July 9th with the information the Board has requested in light of the fact that the Conditional Use Hearing with the Board of Supervisors is scheduled for July 16, 2001. The applicant agreed they would be back on July 9.

ZONING HEARING BOARD APPEAL 301-1107 - FLORAL VALE ENTERPRISES, LLP

Mr. Joseph Caracappa, Dr. Brian Daub, DDS, and Ms. Margaret McClendon were present.

Mr. Daub presently has a dental practice at 117 Floral Vale Blvd., and their tenant that they share the office space with is leaving. They are considering expanding their business to include skin care, including pre and post surgery skin care treatment. Ms. McClendon went on to explain, in detail, the services they would like to provide, including the sale of products to use at home. She feels this is necessary to keep up with using these products at home in between their weekly or bi-weekly visits.

The Planning Commission moved to recommend to the Zoning Hearing Board that they grant the special exception as requested by the applicant.

OTHER BUSINESS

Detention Basin Ordinance Section 178.94

The Detention Basin Ordinance was discussed as well as Forestry & Timber Harvesting and Woodland Protection. John Koopman will get additional information to the Planning Commission with future discussion to take place.

Comprehensive Master Plan Update

It was noted that Lynn Bush delivered the proposal from Bucks County Planning Commission. The Planning Commission will be discussing same at their next meeting.

It was decided that Lynn Bush would not be asked to attend that meeting. The Planning Commission would like to discuss same among themselves prior to having Lynn attend.

There being no further business, it was unanimously carried to adjourn the meeting at 8:45 p.m.
